9 ways to improve your home value

Home buyers want value for money. Not many buyers are looking to spend additional money to renovate or structurally change the look and feel of a property. Certain properties have been built with charm and character and make the best use of its natural light and space. You should enhance the features of your home if you want to make that sale.

The features highlighted here tend to be generally accepted to be on top of every property buyer's list.

  1. A functional well designed Kitchen: A well designed Kitchen with good carpentry work together with cabinet storage and a large working area to meet your needs is always a favourite feature that buyers are looking for together with granite benchtops with tile or granite splashback and parquet or tile floor. Modern working appliances are very much sought after. Good lighting is very important within the Kitchen area installing an array of down lights also creates an inviting ambience. An open plan kitchen provides both space and light and a feeling of openness.

  2. Modern bathrooms: Buyers are looking for ensuites and a second family bathroom. Spa baths with multiple jets, separate showers and a double sink, ceramic floor and wall tiles with granite vanity top and a spacious vanity cupboard. Lighting is also very important in the bathroom especially if the bathroom does not have a window to provide natural light. The bathroom is the room that is subjected to the most tear and wear so it is important to make sure that the plumbing and hot water system are in good working order and make sure that if you have a hot water system it is of paramount importance that it has a high volume capacity to meet the needs of a growing family. Do not spend a fortune on renovating a bathroom without having an adequate hot water system.

  3. Wardrobes: Built in-wardrobes and walk-in-wardrobes in the master bedroom with that luxurious ensuite makes for a winning combination and no prospective buyer can resist this temptation.

  4. Space and natural light: People love space and lots of light. The airy bright spacious feel is a very sought after feature.

  5. Good windows: Modern Aluminium windows with fly screens and good insulation to keep the wind and rain out are very important. The astute buyer will always look for any moisture related stains and rust around the window frame areas. Windows need to be kept clean and in working order especially if you have a view to sell. Remember that a well appointed skylight will always add value.

  6. Landscaping: Having outdoor space with trees or plants with an appealing landscape design including pergolas with garden makes the property very inviting.

  7. A garage: Most buyers when buying a home are looking for a least a two-car-garage with additional storage space. A remote control roller door is almost a must if you want to maximise the sale price of your home.

  8. The roof: A good roof on your house is an expectation that every buyer will have. Roofs must do their job and that is to protect the house from the natural elements. Make sure that the roof is in good condition and can withstand the test of an inspection during a rainy day. The guttering must be clean and unobstructed. Roofs are expensive to replace and fix and a bad roof will surely diminish your sale price.

  9. The laundry: The laundry should also have ceramic tiling floor and walls with tile splashback and with at least a modern functional dryer. Must have adequate space for a washing machine and storage space. Taps and plumbing must work well without the need of maintenance.

    Remember buyers today are well prepared when inspecting a house and will have ready made check lists and the more crosses they see the more it will detract them from buying your house or they simply will subtract the cost of repairs and maintenance from the offer price. Buyers are fundamentally looking at a property that is ready to move into with minimal work and maintenance to be done.
